With a Mortgage Assignment, just like a subject-to transaction, you get the property under contract keeping the existing financing in place. Then, like a wholesale, you find an end buyer and assign this contract to the end buyer for an assignment fee. You, as the investor, walk away from the transaction with a mortgage assignment.
While the mortgage assignments is simpler and less risky than most other real estate transactions, it is only this way if you perform it correctly with all the appropriate paperwork.
